Why this matters
Real estate is among the highest-risk sectors for money laundering
Spanish authorities, SEPBLAC and FATF consistently identify real estate — particularly luxury coastal property — as a vulnerable channel. AML obligations under Ley 10/2010 apply directly to agents and developers.
High-risk sector
Luxury property, foreign buyers and complex structures attract illicit flows.
Legal obligations apply
Ley 10/2010 imposes CDD, UBO identification and SEPBLAC reporting.
Awareness is required
Firms must ensure staff are trained and a compliance culture is in place.
Protect your reputation
Strong AML practice safeguards business integrity and client trust.
The training
CostaAML Compliance / Real Estate AML Training — seven practical modules. 15–25 minutes. Real-world focus.
Built by an AML expert
Led by Andréas Hobbelin — AML compliance expert for the Spanish real estate sector
This training is an extension of Andréas's in-person AML training delivered to real estate firms across Spain. It does not fully replace tailored in-person sessions, but it gives every team member the practical foundation Spanish regulators expect — and a dated badge to evidence completion.
CostaAML Compliance is the Spanish AML brand of Ai Risk Intelligence AS, and the training is integrated into PropComply for firms managing AML across their portfolio.
Frequently asked
AML training in Spain — common questions
Does this AML training meet the Ley 10/2010 annual training requirement?+
Yes. The course is designed to satisfy the annual AML training obligation in Article 29 of Ley 10/2010 for obliged subjects in the real estate sector — agents, intermediaries and property developers operating in Spain. Each completion produces a dated badge valid for 12 months.
Who needs AML training in Spain's real estate sector?+
Real estate agents, intermediaries, brokers, back-office staff and property developers are all obliged subjects under Ley 10/2010. SEPBLAC expects every staff member with client-facing or transaction responsibilities to receive regular AML training.

Yes. Modules cover the upcoming directly-applicable EU AMLR framework taking effect 10 July 2027 — including the 25% UBO threshold, EU-wide cash limits and the role of AMLA — so firms can prepare ahead of enforcement.
How long does the course take?+
Most professionals complete the seven modules and final assessment in 15–25 minutes. Advanced users on the AI self-test can use the fast-track summaries.
